Our developments

Building new homes is an essential part of our job.

Our developments include major regeneration schemes where we are either leading a project or a partner, and Section 106 schemes where we are responsible for the social and affordable part of a large scheme. Here are some of our current large development projects.

Clapham Park

Clapham Park, in the London Borough of Lambeth, is Metropolitan’s largest regeneration development.

When complete Metropolitan will have invested more than £1bn in the project, which is about providing residents with a brand new or refurbished home as well as delivering a number of other improvements to make it a better place to live for everyone.

As well as providing new and refurbished homes for rent, the regeneration will provide new homes for outright sale and shared ownership; a new school; a new nursery; better green spaces; and space for businesses and shops.

Ashmole

Ashmole, in the London Borough of Lambeth, is a £28m regeneration project where we have refurbished all rented homes on the estate and delivered improvements to leasehold properties.

Residents live in a mix of 1930s walk-up blocks, 1970s tower blocks, maisonettes and houses.

We have provided residents with new kitchens, bathrooms, windows, doors and roofs; increased security features; new digital TV aerials and satellites; improvements to communal spaces e.g. walkways, corridors, landscaping, lighting; and increased insulation.

In addition, a community investment action plan agreed by the local board is in place, delivering a range of community activities and training.

West Hendon

Working with our partner, Barratt London, we are investing millions of pounds to deliver more than 2,000 new homes in a variety of tenures including social rent, low cost home ownership and outright sale, together with a new community centre, a new park, new sports and leisure opportunities, space for a new school and improved local transport links.

Cross subsidy from the sale of new homes, along with public grant, will enable the delivery of the scheme.

The West Hendon Estate, in the London Borough of Barnet, sits between the A5 Edgware Road and the Welsh Harp Reservoir, a designated site of special scientific interest. It is well linked to transport with easy access to the road and rail network.

Hollygate Park

Hollygate Park is a £100m regeneration project at a former coal-mining site in Cotgrave, Nottinghamshire. It is set to deliver up to 470 new homes – 137 of which will be available for social rent or low cost home ownership, and managed by Metropolitan.

We are working with Rushcliffe Borough Council, builders Barratt and David Wilson Homes, the Homes and Communities Agency, Nottinghamshire County Council and Cotgrave Town Council to deliver the project.

The scheme includes a mix of housing and employment space for local businesses, as well as landscaping on the colliery site which leads into the nearby country park. Located seven miles from Nottingham city centre, the development will create more than 200 local training and employment opportunities.
